As we moved into summer, Utah’s housing market showed signs of cooling—and more opportunities for buyers. Home inventory surged 38% in June and 30% in July compared to 2024. With over 13,000 homes listed, buyers had significantly more options. Homes also spent a bit longer on the market, with a median of 34 days in June and 38 days in July. With fewer homes selling above list price and an increase in price reductions, buyers gained leverage. Providing some relief for those feeling the pinch of mortgage rates hovering between 6–7%.
In short: summer 2025 in Utah meant more choices and more breathing room for buyers. While sellers adjusted to a market with less urgency and more negotiation- learning just how valuable a good Realtor is.
